How to become a real estate investor with $100

Always wanted to buy rental property but don't have $100k lying around? Yeah, me too.

Today, we're diving into the exciting, yet grimy, world of power washing… for free!

You're finally going to live the reality of those Mr. Clean commercials by transforming dirty driveways and sidewalks into something that looks freshly poured.

Why is power washing a great side hustle?
It's a service that is always in demand. Whether it's a dirty driveway, a grimy sidewalk, or a stained parking lot, there's always someone out there who needs some extra curb appeal.

Plus, it's a relatively easy job to get into - all you need is a power washer and some basic training and you're good to go!

But why am I saying do it for free?
Because it makes for top-notch content and it’s how this guy rakes in $24k - $378k a year.

A natural reaction to this would be “How the absolute f**k is this possible?” or “What am I doing with my life?” 😅 

I can only answer the first question but if you’re reading this it’s probably better than a lot of your peers!

So here’s how the money shakes out.

$3k - $40k comes from one of his channels SB Pressure Washing that provides free services to homeowners with super grimy sidewalks or driveways - what makes for the best content.

The other $9k - $140k comes from his bigger channel SB Mowing.

They provide landscaping for neglected and extremely overgrown yards for (you guessed it) free!

But this isn’t Spencer’s full-time gig. He also owns a landscaping company.

And, as the saying goes, “If it ain’t broke, don’t fix it.”

So do the same thing! Go to people’s houses, get their reactions to free services, create great content, and make that money baby!

And here’s the best past. I think you could start making thousands every month in about 6-9 months.

How?

There are two main components that I didn’t mention:

#1 Reels, Shorts, and TikToks

I may have neglected to mention that SB Pressure Washing - Shorts, Spencer’s short-form content channel has more subscribers than his main channel and makes $50k more.

Meaning, if you took the high end, these channels are making Spencer almost half a million dollars per year 👀

In the past 6 months it’s gained ~290k subscribers.

This is the secret to growing a huge YouTube channel!

Post tons of short-form content with links in your bio leading viewers to your main channel and they’ll slowly trickle over.

It’s the bread-and-butter strategy of how most creators grow their YouTube channels (and it’s how I did it).

As you know, short-form has exploded onto the scene these past few years with TikTok’s takeover and it’s where you need to be if you’re looking to grow a channel.

The other aspect to this is #2: Tailor it to your area

If you live in the mountains where it’s snowing do this for snow blowing. In a beach town with tons of boats? Do it for boat cleaning.

The only rule here is the content has to be satisfying. Hashtags like #powerwashing have over 2 billion views on TikTok.. there’s enough for everyone to eat.

Start your videos with you talking to the homeowners and getting their puzzled faces when you tell them it's free then finish it off with a timelapse of the before and after transformation. Just like this.

When it comes to equipment, you'll probably want two power washers.

One will be your ordinary nozzle power washer like this:

It will help get in the nooks and crannies of sidewalks and driveways.

The other will be a "surface cleaner" pressure washer. Its sole purpose is to clean big surfaces in a short amount of time since the nozzle would take forever.

Check out Facebook marketplace for used cheaper options instead of buying new because these can run you $100-$300.

The last step here is training yourself.

You want to do a quality job, even if it is free.

Lucky for us, the internet is a magical place where pretty much anything can be learned.

Here's a YouTube video I found on how to power wash concrete driveways. It looks straightforward but just practice on your own driveway to feel confident before you go out.
